The hospitality sector generates average annual revenues between €40,000 and €47,000, with a deliberately limited seasonality from April to September and a high-end positioning. The domain, brand, customer database, and materials can be included in the sale, with management support in the initial months.


The location is strategic: about 5 km from the Ionian coast, in an area awarded numerous Blue Flags, and about 30 km from Matera, a UNESCO World Heritage Site. Its proximity to Martina Franca, Grottaglie, Alberobello, and Metaponto places the estate in one of Italy’s fastest-growing areas for tourism and food and wine.


The development potential is already explored through several levers: the existing license allows for the expansion of the accommodation capacity to 45 beds; a luxury glamping project already has a feasibility study; and the launch of a private-label wine and olive oil line and the conversion of the ancillary spaces are also planned.


To complete the property, a historic cellar dating back to 1877, dug into the tuff rock and 45 metres long, is available for separate negotiation approximately 20 km away in Laterza.
